What's in your report

A low reserve fund rarely shows up in the asking price — but it shows up in your wallet the moment the roof, window frames or lift need replacing. A maintenance plan priced at five-year-old rates often understates real costs by tens of percent. In concrete terms: a reserve fund that's too low can mean a special levy of thousands of euros per apartment around the peak maintenance years. We do the math for you.

Not a list of ticks, but findings with amounts, years and what to do about them. Three examples from the sample report:

● HighReserve fund

Reserve fund negative around 2028

After the window frames and paintwork of 2028 (€385,416) the fund stands at around −€94,000. Contributions need to rise by at least 60%.

Ask for the current reserve balance, not the 2020 one.

◐ MediumMaintenance

Leaking steel drain pipes

Recurring leaks in kitchen floors. Preventive replacement is too expensive, so only local repairs are done.

Ask the seller whether the apartment has had a leak.

○ LowGovernance

Active board, good turnout

75% of votes at the last meeting, decisions almost unanimous. There is a call for new board members.

No action needed for your offer.

What we check

VvE documents are full of hidden risks. We find them before you sign — while it still makes a difference.

Reserve fund too low

We check whether the reserve fund is adequate for the planned maintenance, not just whether there's 'something' in the account.

Maintenance peak years

Major works (roof, window frames, lift) often cluster in the same years — with a big impact on the fund.

Outdated pricing & levy risk

A maintenance plan priced at years-old rates understates the real cost. We flag a real chance of a special levy.

Questions

How do I know if the reserve fund is adequate?

We compare the current reserves against the planned maintenance in the MJOP and the annual contribution.

What are peak years and why do they matter?

Peak years are when several major maintenance items coincide — often the trigger for a one-off special levy.

The maintenance plan is a few years old — is that a problem?

It can be. Construction costs rise; outdated pricing often paints too rosy a picture of the reserves.

What if no maintenance plan is available?

That's a signal in itself. We flag what's missing and what it means for the risk of unexpected costs.

Know if the reserve fund is enough — before you sign.

A one-off levy of €2,500 per apartment. A reserve fund €388,000 short. You only find these if you read everything, and that is what we do. Within a minute you see your biggest risk for free, with the sentence from your own documents. No red flags? Then you know that too.

If the deed of division is missing, we request it for you with the report.
